Although we have seen the Aspen & Roaring Fork Valley market slow a bit, this is typical for the fall shoulder season, particularly in November and over the Thanksgiving holiday. It is true that segments of our market are impacted more by rising interest rates, and others are impacted very little. It is also true that many buyers are taking a “wait and see” approach if they are not in a rush and are being more calculated in their decision-making.
However, there are still many buyers looking for a specific property that they just can’t find, and in our discussions with other top area brokers this is a common theme. Our level of quality inventory across most price points and in all locations remains quite low. If a desirable property is listed in line with the market, we do believe that there will be a strong level of interest, and the right buyer is out there. It’s more important now than ever to have a good pricing and marketing strategy and to work with seasoned professionals who can guide you through the process.
We feel positive about the winter season and know that people who love Aspen are not going to another mountain town – it’s gorgeous, safe, and still offers the small town feel combined with cultural amenities, dining, and outdoor activities that are second to none.
