State of the Aspen Real Estate Market

September and October's weather has been glorious! Fall is busy and has proved to be a great time for showings and sales.

It seems we are back to pre-pandemic times in many ways with beautiful colors, sellers negotiating a little more with interested buyers, and this fall being a perfect time for serious buyers to make their decisions and settle into a new home.

Where else can you live that has cooler temperatures in the summer and better weather than many of the resort towns in Europe (not to mention mild, sunny winters)? 

The outdoor activities are phenomenal, and combined with the culture, dining and shopping, it's impossible to beat. This incredible lifestyle is why our market has remained so strong, with this autumn being one of the nicest and longest on record. 

Our Douglas Elliman September Market Report (featured in this email) shows strong numbers for 2024 so far in Aspen, Snowmass & Basalt. When comparing Year to Date sales for 2024 versus 2023, sales volume is up for Aspen homes, Aspen condos/townhomes & Snowmass homes. The Basalt market shows a slight dip in sales volume for homes, and a more significant dip for condos/townhomes, in part due to a lack of quality inventory.

This season has shown that there is demand for properly priced properties, and homes in special locations. Buyers will pay a premium for homes that have been beautifully renovated or are newly built, particularly because they do not have to go through the arduous and time-consuming process it can take to complete a project in Aspen. Many buyers prefer properties that are “done”, so that they can start enjoying Aspen right away.
