Aspen Market Update - Midwinter 2025

Our clients consistently ask, "How is the Market?" The answer depends on whether you are a buyer or a seller, but the Aspen/Snowmass Market and Roaring Fork Valley as a whole has remained steady and strong.
If you already own in Aspen, chances are you've made a great investment and have enjoyed time with your family in this incredible town. If you have not yet purchased, there is no doubt you feel prices are high. Prices have increased significantly since 2020, but we continue to list and find properties for our buyers that can be considered a "value" or "rare" in today's market, either because they are incredibly unique, in unmatched locations, or because the seller was willing to discount more than the buyer anticipated.
One of our biggest challenges is finding quality inventory to show buyers. We have great connections in the community and are often able to find off-market opportunities in any given price range. We have more inventory available than we did in the past few years in various price points, but it has tightened in others. The entire Roaring Fork Valley has only increased in desirability, and although nobody can predict the future, we have not seen any signs of a decrease in demand.
Valuable properties, or good buys, are often in the eye of the beholder, but most of our clients look back and think they bought at the right time. This market stays strong because demand consistently outpaces supply. It is difficult to predict if this will continue, but the mountains and rivers aren't going anywhere, our weather is consistently better than the rest of the country, we have more outdoor and cultural activitites than many large cities or rural locations, and our community is tight-knit and safe. The more we travel, the more we are all drawn back to our home; and there is simply no place like Aspen.
